I am writing this recommendation for Scott and Kent Hill because of how well they managed the listing and sale of our house in Piedmont. Sometimes it seems like everything goes wrong and when it does, you want the right team working for you. This is where Celia and I found ourselves. As we were preparing to list our house, we learned that there was a major permitting issue with the City. We found ourselves facing the prospect of listing the house “as is,” which would have substantially impacted the listing price, or alternatively, completing a substantial remodel from our new home in Denver, CO. so that the house would conform to the permit requirements with the city. Rather than list the property as non-conforming, Scott and Kent rolled up their sleeves and helped coordinate meetings with contractors and stagers to get the job done while we were in Colorado. When site issues arose that required someone to be there, they were there (you get two for the price of one…its great). They opened the house for inspections, planned schedules and communicated with us daily to keep us up to date.

They made it all happen when we couldn’t, and the contractor finished the job on budget and on time. As the work wrapped up, Scott and Kent coordinated the stagers so as to reduce the time to market. As the floor finishes were just drying, people were lined up to move furniture and art back in.

If that wasn’t enough, the permit snafu moved our listing to the “off season” winter months, and into an uncertain market.Similar listings were sitting unsold and we needed a strong marketing strategy. Scott and Kent took the time to pull together a perfect showcase website and video, including a novel approach by filming a drone “fly-by” video that featured the house, showed the layout of the gardens and the neighborhood in a dramatic and beautiful way. Their market knowledge and home design ideas were invaluable, the response was strong and enthusiastic. While other houses in our price range sat for weeks or months, the Hill’s held two Sunday open houses and took bids the following Tuesday. We received multiple offers and it sold well over the list price.

The net net is, Scott and Kent convinced us to spend the money to remodel certain parts of the house and update the permits rather than selling “as is”. That decision made us significantly more money, we can’t thank them enough.
